DO YOU HAVE LAND?
We are strategic land promoters helping landowners across England unlock the residential development potential of their land, at no upfront cost.
WHAT IS STRATEGIC
LAND PROMOTION?
Strategic land promotion is the process of taking land through the planning system to secure residential planning permission, significantly increasing its value. As your land promoter, Capital & Country Homes manages and funds the entire process.
You retain full ownership of your land throughout. We bear all the costs and risk, from initial site assessment and planning strategy through to securing planning consent and achieving a successful land sale.
As both a land promoter and a house builder, we bring a unique dual capability that gives planning authorities confidence and maximises the value of your site.
THE PROMOTION PROCESS
Our proven six-stage process takes your land from initial assessment through to a successful sale with planning permission.
Initial Assessment
We assess your land's development potential, considering location, planning policy, access, and market demand to determine viability.
Promotion Agreement
We enter a promotion agreement. You retain ownership; we fund all promotion costs in return for an agreed share of the uplift in land value.
Planning Strategy
Our planning team develops a comprehensive strategy including technical surveys, masterplanning, and community engagement.
Planning Application
We prepare and submit a detailed planning application, managing all consultations and negotiations with the local planning authority.
Planning Permission
We secure planning permission for residential development, handling any conditions, appeals, or Section 106 agreements.
Land Sale
With planning permission secured, the land is sold at its enhanced value, either to ourselves as house builders, or on the open market.
WHY CHOOSE CCH?
We are landowners promoting for landowners. Our priority is maximising the true value of your land, not chipping away at it like some developers do. We put the best schemes forward, go the extra mile at every stage, and make sure your interests come first.
No Upfront Cost
We fund all promotion costs, including surveys, planning fees, consultants, legal work. You pay nothing unless planning is achieved.
You Retain Ownership
Your land stays in your name throughout the entire process. We only share in the value uplift once planning is secured and the land is sold.
Expert Planning Team
Our experienced planning professionals hold MRTPI and MRICS qualifications, with a proven track record of securing planning permissions.
